Planning Board approves Ayer Road batting cages

The Planning Board has unanimously approved a special permit for In the Batter’s Box, a batting cage business owned by Scott Patterson, which he plans to locate at 256 Ayer Road. At the board’s June 15 meeting, engineer Nick Pauling presented new plans addressing the concerns Planning Board members had raised during their first review at a June 1 meeting.

The Planning Board had objected to the original parking plan, which included 10 parking spaces. The revised plan shows the same area as containing only five parking spaces, and includes a prohibition on tandem parking, where two cars park in one parking space, one in front of another.

Pauling also presented a more detailed description of the planned changes to the existing commercial building on the site. The existing building can be divided into four sections, each one an east-west cross section of the large structure. The northernmost section will have its exterior repainted and its interior refitted for the new business. The section next to that will be reroofed and re-sided and its interior will be refitted for the new business. The southernmost structure (now standing alone) will be reroofed and re-sided and its interior will be converted into a garage for the owner’s private use. The other structure on the south side will be demolished. Pauling also presented a rendering of the garage’s expected final appearance.

The Planning Board’s approval conditions require Patterson to place $4,000 in an escrow account for the eventual construction of a sidewalk in front of the property, or on the opposite side of the road. Harvard’s design guidelines would normally require a business owner to install a sidewalk immediately, but an upcoming project to repave and alter Ayer Road would likely destroy such sidewalks shortly after they were built. Instead, the funds will remain in escrow for up to three years, or until that project reaches its 75% design engineering plan.
